Hiring a contractor for a NYC co-op or condo

What your building is likely to ask for, and how to avoid delays before work starts.

Apartment work has an extra step: your building. Rules vary, so start with your managing agent or board before you sign anything.

What buildings commonly ask for

  • An alteration agreement for larger projects, sometimes with plans and a deposit.
  • A certificate of insurance from your contractor, often naming the building and its managing agent.
  • Proof of license and any permits the work needs.
  • Work hours, often weekdays only, plus rules for the elevator and for removing debris.

Questions to ask your contractor

  1. Have you worked in co-ops or condos like mine?
  2. Can you provide the insurance certificate my building requires?
  3. Who handles permits and building paperwork?
  4. How will you protect hallways and elevators and remove debris?

Give your building's requirements to anyone quoting the job, so the price and timeline already include them.
